It can be tough to sell a home, particularly in the current economic climate, with house prices falling and mortgages becoming even harder to get for first-time buyers. Before putting your house up for sale, take a good look at all the little jobs waiting to be done on the house; touching up paintwork, or sorting out the garden. It’s best to de-clutter your home from bits and pieces that build up over your residence. Cluttered homes look small and cramped, so tidy up as it could really make a difference. Get rid of less important pieces of furniture as this can also make a property seem small, and the new occupiers might want to be able to imagine some of their own belongings inside.
Front and back garden should both be smart, make sure the doorbell is working and that the letter box is in a good state of repair. Check guttering to ensure it is free from debris and not blocked or leaking.
Fresh flowers or pot pourri can help your home smell good, although many swear that baking bread before the viewers arrive is a sure-fire way of securing a sale. Either way your house should be accommodating to the guests, making them feel at home right from the viewing.
Pay special attention to the kitchen and the bathroom, as these two rooms being clean and tidy is very important to many people.
When you live in a house you can paint the walls whatever colour you like, but when you’re trying to find a buyer it is generally considered better to use light neutral colours which make the space look bigger and also allow new occupiers to imagine redesigning the space themselves. Clashing colours also make spaces look smaller so this can be a useful tip.
When people come to view the house; get rid of the dog, and don’t smoke! Be helpful to the viewers but don’t be too in their face or crowd them, let them have a look around and decide for themselves.
Selling a home is essentially just about presentation, so keep trying to look at your house objectively and see the problems, correcting them one-by-one. If you have taken care of your home and spent time restoring and maintaining it, you’re sure to find a buyer before long, leaving you free to move away!
