Selling your home can be both a sad and exciting time. Your family may be growing or there may be a new fantastic job opportunity elsewhere.

While the prospects may be exciting, selling your home requires a lot of preparation and paperwork. There are many different things that need to be done

The first thing you need to do is create a plan that defines your needs as a seller. Define why you are moving and your motivation for selling.

Think about how quickly you need to sell and whether you are buying another home. All of these things will have an effect on your final asking price for your home.

The second step is to call several real estate agents. Discuss all of your questions and concerns with them.

Ask them what their marketing plan would be for your home, for several comparative marketing analyses’, and any other thing related to selling your home that you can think of. It is a good idea to talk with at least three different agents in order to get a rounded view of how much your home is worth and good marketing strategies.

After selecting an agent and learning as much as you can about the process, you will name the price you would like to sell your home for. The best strategy for selling your home is to set a fair price from the very beginning.

If you set the price too high in hopes of getting lucky, your home will most likely sit on the market for an extended period of time. If this happens, potential buyers may think something is wrong with the home and pass it buy.

This will result in the price of the house being lowered below market value in order to sell. By setting an average price from the very start, you will get the most response from both buyers and other real estate personal.

The market value of your home will be based on the condition of your home, what other homes in your area are selling for, and the state of the overall market. Consulting a real estate agent if you have not already is a good idea because they are able to remain unbiased when considering the price of your home.

They will also know what other homes with similar qualities are selling for and how long it takes them to sell. If you want to know exactly how much your home is worth, you can pay for an appraisal.

The next step is exciting. This is when you will prepare your home to be inspected by potential buyers.

This means that you will need to tidy up the house so that it looks nice. First impressions are important so it may be wise to make minor repairs and replacements.

It is also advisable to take down family pictures and things that personalize the home so that the buyer can visualize their family living in it. These things have a direct effect on how quickly the home will sell.

Then, you will need to get the word out that you are selling. You may use several different strategies including the internet, yard signs, open houses, media advertising, and word of mouth.

Your real estate agent will be trying to sell your home quickly as well. If your agent is marketing your home correctly the first three to six weeks will be the busiest.

After buyers come to review your home they may make an offer. From here there will be negotiating on a variety of things such as price, financing, closing costs, repairs, appliances and fixtures, landscaping, painting, and move-in date.

The contract will cover all of these things, rights of both parties, and several other legal statements. After reviewing the contract you can decide to continue negotiating, to accept it, to accept it with minor changes, or to decline it.

If you choose to accept it, there will be a series of things that will have to be completed before the final papers are signed. For example, the property may need to be appraised, surveyed, inspected, or repaired.

Depending on the contract you or the buyer will be responsible for paying for these things. After the property goes through these processes, either you or the buyer could decide to walk away depending on the results.

If both parties decide to continue with the transaction they will meet with the real estate agents to sign the final papers. After these papers are signed, they are legally binding, and the property is considered to be the buyers.

After the contract is signed be sure to cancel services such as electricity, gas, lawn care, or garbage collection or to change the name on the account.
