Renting a home is often the first step out of an apartment and to purchasing a home. It is an exciting prospect.

The decision of where to rent is a very important one because it will affect your entire family. There are many things to consider when renting a home.

The most important thing to consider is the monthly rent. It is always better to live somewhere that is smaller than ideal and in a less convenient location and affordable, than to live in a place that you cannot afford.

Living in a place you cannot afford will result in the draining of your savings and possible eviction. This is much worse for your family than living in a less ideal home.

The second thing that should be considered is the size of the home. Consider the size of your family and whether it is likely to grow soon.

The home should be a size that is ideal for your family, but not too large. If it is larger than you need, you will end up paying for a higher electricity bill than you need and having to clean much more than you need to.

Rent usually corresponds with size. Make sure you can afford the monthly rent.
The third thing you will want to consider is the location of your home. The proximity of the local school, new workplaces, grocery stores, and hospitals will all be very important to your family.

If you have children, you may want to consider moving into a neighborhood with other families that have children the same age. This will make is much easier for your children to make friends in their new area.

You may also want to consider checking the local crime rate and the proximity of local sex offenders. The safety of your family is vitally important.

The fourth thing you will want to check is the condition of the home. Be sure to visit the home in person before you sign the final contract.

Examine the home for clean carpet, working appliance, and mold around any possible opening into the home. Consider taking pictures of the home so that you can prove the home was in the same condition when you left as when you arrived.

Remember to always think ahead and to plan the future as best you can for your family’s safety and security. It is also important to be aware of the approval process associated with the Home Owner and Condominium Association.

This organization is often legally required along with the landlord’s approval. If this is the case, they will require you to fill out another application and pay another application free.

The processing time for this application could be anywhere from one day to a month long. However, the typical amount of time to receive approval is about one week.

The Home Owner and Condominium Association may also require a refundable common area security deposit in order to live in the selected location. However, many renters are able to negotiate with their landlord over who will pay the common are security deposit.

Most landlords who are already charging a security deposit will pay the deposit for the renter so that they do not have to pay for two security deposits. This can be a huge relief to many families.

Before signing the contract you should also take into account how much it will cost to move your things. If you have a piano or other heavy objects you may need to consider hiring a moving service.

If you are moving a long distance, you may need to hire a moving truck to move your things. The amount it will cost to move these things may affect whether or not you can pay the deposit to move into this rental home.

Finally, be sure that you know what you will be responsible for in cases of accident and emergencies and what you should be able to expect the landlord to cover. This can prevent argument and anger at a later point.
