Here is a guide for how to successfully rent a buy to let property.

Find a good property
The property you buy in the first place will make a tremendous difference to how easy it is to fit and rent out. Choose properties with square or rectangular rooms, as oddly shaped spaces can often make a property feel small and cluttered. Tenants are willing to put up with small spaces but unusually shaped rooms make them look unfeasibly small.

Choose a good letting agent
Choosing the right letting agent is essential if you want to find the right tenant, in the right time. It should be easy to research local letting agents and see which one has the most properties and viewings. Letting agents with good websites or high street shops might be the best choice. Whatever you choose, ensure that your letting agent is going to find the tenant you want for the price you want.

Interior
Nice furniture and interior design can be a good way of securing a speedy let for higher rent. Furniture and interior design can make a big difference to some tenants, particularly those tenants who may be busy at work but who intend to look after the property. Affluent tenants are likely to appreciate luxurious furniture and good-looking design.

Many landlords will skimp on furnishings and fittings, but ultimately sour their own investment by struggling to rent the property out at lower rent than it is worth. It is well worth investing a little bit of time and effort into making a property nice before trying to rent it out, as it will almost certainly work-out to be a more successful let for everyone concerned. It can be worth hiring a professional photographer to advertise the property in its best possible light.

Stay connected to the agent
By keeping in regular contact with the letting agent you can ask about the number of viewings, and make changes if your property is not receiving the viewings it should. If a property is slow to rent then ask the agent to confirm any problems with the property, so you can try to address these issues. Either make improvements or decrease the rent – remember a tenant paying lower rent is better than an empty property.

Don’t be greedy
Many landlords will overprice properties and hold out for months to find a tenant willing to pay an inflated price. If your property is too expensive it doesn’t matter how long you wait – you will not find a tenant.
