The third thing is to collect a down payment, and first and last month’s rent. A favorite vice of renters is to move out and not tell you. Charging the last month’s rent in advance will prepare you for just such an event. In addition requiring them to come up with a large sum of money at once will demonstrate to you that they are at least a little capable of handling their finances.
