How Luxury Home Buyers Are Using the Internet to Find Their Dream Home

When asked 89% of Affluent Buyers said they turn to the Internet when looking for a home.There are three primary attributes these affluent consumers are looking for:

1.The agent’s knowledge of real estate in general has to be top-notch.
2.They prefer an agent who specializes in luxury real estate.
3.They demand the agent has a thorough use of the Internet as a resource as well as a communications channel (i.e.. email).

Over half – 52% – of luxury home sellers that responded said ads in luxury home magazines are an important component.They consider a strong graphic presentation of their property on both the Internet and in full-color brochures essential.Buyers spend roughly the same amount of time searching real estate magazines and website each month.66% of luxury home owners own 1 or more residences in addition to their primary one.1 in 4 luxury home buyers have found their home in a real estate magazine or real estate magazine website.31 percent are cash buyers; 17 percent who took out a mortgage put down 50 percent.68 percent are considered “new money”.
The No. 1 profession among these home buyers is classified as “large business executives”.66 percent are from the “baby boom” generation (between the ages of 35 and 55). 88 percent of luxury homebuyers are married.Two-thirds of Luxury Homeowners own 1 or more residences in addition to their primary one.

71% are not impacted by the economy when buying and selling.73% of luxury home buyer use real estate websites when buying or selling a home.67%, nearly two-thirds read real estate magazines and of these, nearly half read them on a regular basis.40% use the internet to the find an agent.

When they buy, luxury buyers want impressive digs. Eighty-nine percent of luxury homebuyers request a four or five-bedroom home, and nearly half of the homes sold by sales associates were between 4,000 and 6,000 square feet. And they don’t like things as they are – 41 percent of these luxury homebuyers plan to do major renovations on their million-dollar properties

The top priority to the luxury homebuyer is “designer” kitchen. Other top-rated amenities in order of importance to the luxury homebuyer are:
1.Media/entertainment room with theater-style seating
2.Wine cellar
3.Tennis courts/basketball courts

How long does it take to sell a luxury home?

Luxury homes in general may take longer to sell because of pricing, custom features and a more limited pool of buyers. But that does not mean sellers are any less motivated to move on with their lives. At one time, we thought little of million-plus homes sitting on the market for 90 days or more. These days, we seek buying opportunities if a home has been on the market over 60 days and are seeing some heavy price discounting if days on market goes over 90 days
