For those who are looking for a new place to live but don’t want to pay the large amount of money required for a down payment on a home, there are several renting options to choose from. Renting versus buying a unit has many benefits, one being that you are only responsible for a contract that lasts about a year. Monthly payments are also lower, and in most cases, you are not responsible for maintaining the utilities and other features of the unit.
When renting a unit, there are several types of properties you can choose from, including an apartment, condo, or townhome. The following paragraphs describe each of these properties so that you can better understand what type of unit would be best for you.
Apartments
An apartment is typically a suite of rooms that are all located on one floor and is positioned within a larger complex that contains several different apartment units. Individual apartments are not owned by individual owners; rather, all units within an entire apartment complex are typically owned by one owner called a landlord.
Condominiums
Condos are very similar to apartments in layout. They are a suite of rooms, usually on the same floor. Like apartments, they can come in many different sizes and feature a variety of amenities. The main difference between condos and apartments is that each condo unit within a complex is individually owned. For the renter, this means that each unit within the complex is probably not identical and different owners may charge different prices for essentially the same type of unit. Also, renters are more likely to deal personally with their landlord when renting a condo versus an apartment, and they may even be able to negotiate the regulations and rules of the property as condo owners typically do not make blanket policies regarding their units as apartment landlords do.
Townhomes
A townhome differs from an apartment and condominium in that they are frequently larger and may occupy more than one floor. And although there may be several units within one complex, each unit has its own roof, and the side walls are shared by neighbors within the same complex. Townhomes are also more likely to have yards, and like condos, each unit is usually individually owned.
